Hi to all PP Members

I am new in planning works, I would like all experienced planners to give contribution in my subject Sequence of Trades .

Example:

Project : Building Construction Logic Tips sequence

1. The rough plumbing, steam fitting, wiring, and ventilation should be installed as soon as the rough framework of the building is available to work upon.

2. The finish plumbing, heating, and ventilating work should be usually installed after the completion of the finished plaster, floor, and marble work.

3. Concrete pouring --FS+lag--Stripping

Thank you hope every body would contribute.

    Hi Pacifico,

If I understand correct rough plumbing ... is Plumbing pipe fitting, the plumbing pipes and electrical conduits are installed after the blockwork ie. start to start with a lag of 4 days.

    Hope this helps,

Thank you annes for your contribution.

    another is ::

Interior finish, such as wood trim, flooring, and glazing, should not be installed until after the plaster is hard and dry.

    Plastering ---lag=+2----Interior finish etc.

    Hi Pacifico,

It all depends on the type of finishes, what type of floor finish is it?? if carpet or vinyl floor then the internal painting, doors and windows shall be completed. Some of the wooden installation requires the conditioned air. I do not know what applies to your project, this is just to lead you to the thinking process....

    Cheers

    Good day Pacific!

It seems you are now active in planning huh.

    Okay these are my contribution:

    1. Roughing-in works

There are different level in this item one is that what we called "stub-out" during the course of the structural framing works all building service utilities shall need to be stub-out particularly those utilities that will cross or pass through the beams, columns, walls, etc. For the slab of course roughing-in works shall go simultenously with the reinforcement installation. Now for some reason particularly in the construction of toilet and bath (comport rooms) we need to be careful and precise in planning the works. Which should comes first the plumbing roughing-ins and water pipelines roughing-ins or the blocks laying? You need to consider these otherwise you will spend more time chipping-off the walls just to install your pipe into it...best experience will governed!

    2. Finishing works for utilities (plumbing fixtures, sanitary wares, devices, etc)

Surely you needto finish first all the (in sequence) the wall plastering, floor topping if any, tiles/marble setting prior to install your fixtures, wares, devices, etc. then follows your painting works (painting is the last finishing works - must be - to avoid dirty hand prints in the walls, in the ceiling, etc. otherwise you will have to do re-painting-waste of time as well as money)

    3. Concreting - form stripping works:

Please use our "coconut shell" common sense....try to verify which structure where you going to strip the forms.
For column - you can strip-off the forms one day after you poured concrete.
For beam - only the two sides can be strip-off one day after but wait for at least 14 days for the bottom or until the concrete reach its design strength. (if it is 7 days, wait for the test results if it passed you can remove the forms) The same true with the slab. The rule of thump is always consider the curing period for your horizontal structures prior stripping the forms, shoring as well as the temporary supports. Otherwise you will damage the stability and strength of your sructures ...okay.....

To switch on Wild air, closed envelope is required, so glazing or similar activity had to finish before wild air on. And MEP Final Fix can start with a lag to False Ceiling works. False ceiling can start with a lag to MEP 2nd FIx.

Wild Air or conditioned air is required before start of joinery works usually. This is because, expensive timber can warp due to variations in temp, ie, hot climate.

    Hi pacifici,

The way it happens in real life, is that the civils/building, prepare their floor slabs, and in parrallel to this the electrical/plumbers lay their pipes and conduits, then the walls go up and the trades are operating at the same time again. After this comes electrical/plumbing first fix, ie all the junction boxes etc. Then comes the wet trades ie plastering, painting first coat, etc. Then back to the E&M trades second fix, pulling wires, etc. Then comes painting second coat, followed by E&M final fix, which is followed by by touch up and clean. somewhere in between the carpeting and the rest happens.

    Regards

    Philip

    Pacifico,

get out on site and talk to the people / supervising the job. They will be pleased that a planner is taking an interest in their work and will set you straight.

    Lest assume a multiply story

Lest assume a multiply story building here

in general for exterior work such as site work the sequence is deepest trade or lowest trade up to grade.

Then it back fill, pouring slabs, then columns, then steel, then decking and then concrete floors, from 1st floor to roof, then roof and exterior skin

Once the floors have progressed along far enough you can start MEP mechanical, electrical and plumbing fit-out this usualy follows a sequence of highest trade (meaning which trade has their work the hiest near the underside of the floor above) to lowest trade.

Then the finish work can begin. Studs, drywall, painting etc.

as far as the stripping is concerned you have to make sure that you have adequate strength and mayhave to reshore the slabs depending on the structure and design.
