Hi,

My collegues and myself recently debated regarding the differences between a (1)snagging list, (2)defect list and (3)possible other name used.

Could anycome enlighten us what are the differences between them and when any of the lists should be issued?

Does the list affect payment? eg when a main contractor issue a snagging list to the subcontractor, does that mean the work should be valued as 100% completed?

Thanks

Skan

    In my opinion, the differences are;

    1. Snagging List - Things that are missing, and need to be installed/added/finished, something that was part of the Scope of Work (original or added by variation/instruction) and is therefore not inclusive in the Defects Liability Period.
    2. Defect List - Something which requires repair or replacement (therefore it already exists) and qualifies to be re-worked during the Defects Liability Period.
    3.. Possible other names used are’Punch List’, ’Re-work Schedule/List/Register’, ’Non-compliance List/Schedule/Register’

    Cheers,

    Hi David,

    Thanks for the reply.
    A) Just a matter of interest, do the Snagging List,Defect List or Others play any part in a Forensic Analysis work?

    or
Have you encounter in your work, any of the above list in a claim ?

    B) Basically, we were debating whether payment or issue of certificates can be related to any of the lists and in what circumstances?

    Hope someone can qualify

    C)
    a) Snagging List: When is such a list should be issued?

    b) I am a little confused with "is therefore not inclusive in the Defects Liability Period " could you explain?

    c) Are there much differences between "Defect List" and ’Punch List’, ’Re-work Schedule/List/Register’, ’Non-compliance List/Schedule/Register’?

    Thanks

    Hi,

    the snag list:-
is the list which has to be issued by the consultant/the client before the taking over inspection and in which it should include works done but failed to comply with the contract specification and need rectification accordingly.

    out standing works
is the list which has to be issued by the consultant/the client before the taking over inspection and in which it should include works not done or not completed .In my

Defect List - sang list and out standing list which has to be issued by the consultant/the client to the contractor before the defects liability inspection and in which it should include the works which still not completed during the defects liability period which requires repair or replacement (therefore it already exists) and qualifies to be re-worked during the Defects Liability Period.

    Hi,

    Thanks

Say a subcontractor under domestic sub contract with a main contractor.

The project, (building or civil) almost complete but not yet receive Certificate of Completion.

From the feed back so far, Snagging list is issued by the consulatant/client (I am a little confuse with ... before taking over inspection..) I think you mean as a result of the taking over inspection, a snagging list is issued to the main contractor and this list is subsequently issue to all subcontarctors for rectification.

Q1) If the subcontractor make an application for 100% of the subcontract work, should the main contractor certify 100% even though there are a "snags" in a snagging list?(Assuming there are no variation to the subcontract work)

Q2) What if the Consultant/client refuse to issue Certificate of Completeion assuming that there is a long snagging list. should the main contractor certify 100% even though there are a "snags" in a snagging list?(Assuming there are no variation to the subcontract work)

Q3)Assuming that the consultant/client "seems" to take possession (maybe say September and it is a school and school had to start). If the subcontractor make an application for 100% of the subcontract work, should the main contractor certify 100% even though there are a "snags" in a snagging list?(Assuming there are no variation to the subcontract work)

Q4) Assuming that the consultant/client "seems" to take possession (maybe say September and it is a school and school had to start). 15 months later, the subcontractor still have yet to receive 100% payment, can there be another snagging list?

Q5) How many Defect list is allowed? Should there be only a list which should be issued before the 12 months defect liability period?

My collegues and myself seem to have different opinion on the snagging list, List or lists in Defect liability period.

Hope someone can clarify or enlighten us if there are pass cases we can refer to.

    Thanks
